Description:

My client in the Bloubergstrand area (Cape Town), is looking for an experienced Estate Manager to oversee the full spectrum of operational, maintenance, and facilities functions.Candidates must reside within a 30-minute drive of Bloubergstrand area, in Cape Town. This hands-on management role requires a professional with strong technical, financial, and interpersonal abilities who can balance the expectations of multiple stakeholders while maintaining excellence in all aspects of estate operations.

Minimum Requirements

  • Must have a full knowledge of Sectional Title laws / Homeowners Association & Property laws
  • Matric / Grade 12
  • National Diploma or Degree in Facilities Management, Property Management, Building/Construction Management, Engineering, or Business Administration
  • 8+ years’ estate management experience within a hotel or mixed-use property with permanent residents
  • Solid understanding of maintenance and structural issue diagnosis and resolution
  • Proven experience managing budgets and financial controls
  • Working knowledge of sectional title and property legislation
  • Strong leadership, communication, and conflict-resolution skills
  • Proficient in MS Office with good administrative discipline
  • Valid driver’s licence and own reliable transport

Key Responsibilities

  • Oversee daily estate operations, including maintenance, security, landscaping, and cleaning
  • Manage and supervise staff to ensure consistent service delivery
  • Identify and resolve maintenance and structural issues efficiently
  • Prepare and manage budgets, reports, and preventative maintenance plans
  • Ensure compliance with health, safety, and property legislation
  • Maintain accurate operational and administrative records
  • Enforce estate rules and presentation standards
  • Build and maintain positive relationships with residents and stakeholders
  • Provide after-hours support when required

  • Calm and diplomatic when managing diverse stakeholder needs.
  • Hands-on and proactive with excellent attention to detail.
  • Organised and methodical in planning and execution.
  • Professional and consistent in communication and decision-making.
  • Must be in good health and physically fit to do daily walk-abouts.
Additional Information
  • Working Hours: Monday to Friday, 08:00 – 17:00 (with flexibility for after-hours emergencies).
  • A full onboarding and support process will be provided during the first month, followed by a three-month probation period.
