Role Purpose
The Operations Manager / Operations Lead is responsible for owning daily portfolio readiness and field execution, ensuring all units are consistently guest-ready, fully stocked, and maintained to high operational standards. This role plays a critical part in protecting asset condition, vendor performance, inspection integrity, and operational controls across systems and processes.
The successful candidate will bring a strong asset-care mindset, disciplined systems execution, and the ability to manage multiple operational moving parts in a time-sensitive environment.
Key Performance Areas & Responsibilities
Portfolio Readiness & Daily Operations
Lead the daily turnover pipeline from 10:00 check-out to 15:00 check-in, ensuring seamless unit readiness across the portfolio. Verify that all units are clean, functional, stocked, and guest-ready within required timeframes. Protect asset quality and guest ratings through consistent operational discipline and proactive issue resolution.Cleaning & Vendor Management
Own cleaning schedules and vendor performance, ensuring quality, timing, and compliance with standards. Enforce inspection standards, manage reworks, and ensure corrective actions are completed and documented. Maintain full visibility and traceability of cleaning and laundry activities through Asana (or similar systems).Maintenance & Asset Care
Own maintenance triage, coordination, scheduling, and backlog control, ensuring correct routing and evidence-based closure. Drive preventative maintenance and condition compliance to protect long-term asset health. Manage the planned maintenance execution pipeline, including: Preventative maintenance calendars Condition risk tracking Scope and quotation packs Completion verification Monthly unit health reporting to the General ManagerInspections & Quality Control
Run a structured inspection programme, including: Daily spot checks Monthly full unit inspections Verify unit readiness across cleanliness, appliance functionality, and stock completeness.Stock, Inventory & Storeroom Governance
Own stock discipline and inventory controls, ensuring: Monthly stock takes are completed Inventory systems are accurately updated (count
