Description:
An established sectional title scheme seeks to appoint an Independent Caretaker to manage the day-to-day maintenance and operational requirements of the complex. The ideal candidate will have a solid technical background, good communication skills, and the ability to perform preventative and corrective maintenance to ensure the safety, security, and efficient functioning of the estate.
Minimum education requirement: Grade 10–12.Key Responsibilities
The caretaker will be responsible for regular inspections and reporting, including but not limited to:
Electrical & Lighting

Inspect floodlights, bulkhead lights, and daylight switches.

Open and inspect DB boards to ensure breakers are ON, surge arrestors intact, and bypass switches correctly positioned.
Security & Surveillance
-
Check CCTV cameras, clean lenses, and inspect antennas.

Inspect electric fencing and boundary walls for damage or faults.
Power Backup
-
Ensure inverters are operational with no error alarms.

Confirm all battery breakers are ON.
Mechanical & Pumps

Inspect fire pump room and confirm operational readiness.

Check water booster pump functionality and pressure.
Irrigation

Inspect sprinkler valves and heads for leaks or damage.
Gas, Plumbing & Water
-
Inspect pipes and water meters for leaks or tampering.

Check for gas leaks and ensure drains are clear and secure.
Structural & Common Areas

Inspect building exteriors, walkways, balustrades, paving, service stacks, signage, washing lines, and gas cage fencing for damage or safety concerns.
Access Control

Ensure gate motors, pedestrian turnstiles, and boom gates are fully operational.
Security Facilities

Inspect security rooms and bathrooms for cleanliness, damage, or maintenance issues.
Refuse Room

Ensure cleanliness, hygiene, and odour control.
Fire Safety

Coordinate with the managing agent to ensure fire compliance.
Reporting

Maintain maintenance logs and report faults or safety issues to the managing agent/trustees promptly. Requirements

Proven experience in building or facilities maintenance.

Working knowledge of electrical, plumbing, mechanical, and security systems.

Strong problem-solving skills, attention to detail, and ability to work independently.

Good communication and record-keeping skills. Remuneration
