Property Consultant– Rosebank (Gauteng)

Our client, a dynamic Property Group, seeks a Property Consultant to join their team, who can start Immediately or as soon as possible at their offices in Rosebank.
Must live in or around the Rosebank Area.
Job Purpose:
As Property Consultant, the individual will be responsible for building relationships and networking with key property professionals (including but not limited to: Property brokers, Property valuers, Landlords and Tenants), facilitating and negotiating the conclusion of new lease agreements in respect of any property vacancies, formulating marketing strategies to maximize portfolio occupancy and identifying measures to improve effectiveness.
The individual will be responsible for liaising with potential tenants and brokers in respect of all commercial, industrial, and retail properties on behalf of the organisation and marketing of any existing vacancies within the organization’s property portfolio.
Requirements:
Grade 12.
At least 4-5 years of experience in a similar role within a commercial property management environment, demonstrating practical expertise in the field.
Advanced skills in MS Office and property management systems such as SAP or MDA.
Familiarity with relevant legal and regulatory requirements, including FICA and POPIA and other applicable data protection laws, to ensure compliance in all administrative tasks.
Understanding of financial principles and practices related to commission calculations, turnover reports, and expense reporting.
Skilled in preparing and reviewing various types of documentation, including lease agreements, cession documents, and commission claims, and producing accurate reports
Valid License and Own Transport
Duties include, but are not limited to:
Leasing and marketing management:
Manage the portfolio of properties assigned with a view to maximising the occupancy of lettable area within the portfolio and creating new business opportunities for the development of land holdings.
Financial and Operational Management:
Utilizing the MDA property management system for recording prospective tenants and creating a database of leads for future business;
Preparation of weekly leasing status report and others, as and when required;
Involvement in the preparation of annual budgets, through the sign-off of market rentals and vacancy forecasts.
General Business:
Maintain a good understanding of the market conditions and trends of commercial, industrial, and retail property in the country.
Provide a weekly and monthly report to the Regional Head of activities.
Vacancy and occupancy statistics vs budget.
Reduction of foregone revenue, both on an actual performance basis and vs budget.
Lease profile improvements year on year, both in term and quality of tenants.
Marketing strategy analysis and effectiveness.
New business origination and engagement
