🌟 Role Overview
We are seeking a structured and detail-oriented Maintenance Manager to oversee all maintenance, property, and facilities-related responsibilities. This role includes handling administrative follow-ups, conducting property inspections, coordinating repairs, and managing processes with contractors, tenants, and municipalities.
The successful candidate will ensure smooth operations of maintenance activities, timely follow-up of requests, and that all properties and equipment are kept to the required standard.
📋 Key Responsibilities
Municipal Queries & Processes

Handle and follow up on outstanding queries regarding water, electricity, refuse, and other municipal services.

Maintain and update the municipal feedback spreadsheet and compile regular reports.

Visit municipalities with tenants when required.
Meter Readings & Reports
-
Keep a list of properties assigned and collect monthly water and electricity readings.
-
Ensure data is accurately captured and reported.
Property Inspections & Handovers
-
Assist with general property inspections.
-
Manage key handovers when tenants move in or out.
-
Inspect electrical, plumbing, and structural aspects of properties.
-
Oversee and resolve tenant maintenance requests.
Repairs & Maintenance
-
Obtain proper authorisation for repairs and maintenance.
-
Source quotations, approve contractors, and monitor equipment inventory.
-
Ensure all repairs are completed to a high standard and conduct follow-up inspections.
-
Keep accurate maintenance logs and monitor all activities.
Refuse & Cleanliness
-
Coordinate weekly refuse collection and ensure properties remain neat.
Financial & Administrative Processes
-
Request bank confirmation letters and other supporting payment documents.
-
Ensure no late payments occur by managing submission deadlines.

Prepare recurring payment requests and assist with monthly processes as needed.
✅ Requirements
- Minimum of 5 years’ experience in the construction/building industry, with proven ability to manage staff.

Previous experience in maintenance, facilities, or property management.
-
Strong administrative and organisational skills.
-
Ability to work independently and prioritise effectively.
-
Excellent communication skills and the ability to liaise with tenants, contractors, and municipalities.
-
Valid driver’s licence and reliable transport.

Reageer op en hanteer alle huurders se instandhoudingsnavrae.
Herstelwerk & Instandhouding

Verkry goedkeuring vir herstelwerk en instandhouding.

Versamel kwotasies, keur kontrakteurs en monitor toerusting-voorraad.

Hou toesig oor alle herstelwerk en doen nainspeksies om kwaliteit te verseker.

Hou instandhoudingslogboeke by en monitor alle take.
Vullisversameling & Netheid
-
Koördineer weeklikse vullisverwydering en sorg vir netjiese persele.
Finansiële & Administratiewe Prosesse
-
Versoek bankbriewe en ander betalingsbewyse waar nodig.
-
Verseker dat betalings betyds gemaak word en dat geen laat betalings plaasvind nie.
-
Stel herhalende betalingsversoeke en prosesse op soos benodig.
✅ Vereistes

Minstens 5 jaar bewese ondervinding in die konstruksie-/boubedryf, met sterk leierskapsvaardighede en die vermoë om personeel doeltreffend te bestuur.

Vorige ervaring in instandhouding, fasiliteitsbestuur of eiendomsadministrasie.

Sterk administratiewe en organisasievaardighede.

Vermoë om onafhanklik te werk en take doeltreffend te prioritiseer.
