The Portfolio Director is responsible for leading and managing property management teams while driving profitability, operational excellence, and long-term value creation across a portfolio of assets. This role oversees strategic decision-making related to income and expenditure, identifies new market opportunities, and supports growth through revamps, expansions, and enhanced asset performance.

This position is ideal for a seasoned property management professional with advanced business knowledge, proven leadership ability, and extensive industry expertise.

Key Responsibilities

Leadership and People Management

  • Lead and manage staff within the business stream.

  • Ensure teams are motivated, developed, and aligned with company objectives.

Operational and Financial Management

  • Make operational decisions relating to income and expenditure in line with client mandates.

  • Drive company-level income and expenditure decisions to achieve profit growth targets.

  • Implement initiatives to improve the long-term profitability of shopping centres and commercial properties.

Strategic and Market Development

  • Identify and pursue opportunities to expand into new markets.

  • Facilitate and monitor revamps and expansions to enhance portfolio performance.

  • Position the organisation as an industry leader and expert in property management.

Industry and Community Engagement

  • Actively participate in local and national property forums and committees to promote industry well-being.

  • Fulfil social responsibility obligations through involvement in community initiatives and public relations.

Requirements

Education

  • Grade 12 (Matric) required.

  • Tertiary qualification in business or property-related studies preferred.

Certifications

  • Valid Fidelity Fund Certificate (FFC).

  • Compliance with the Property Practitioners Regulatory Authority (PPRA) educational requirements.

Experience

  • Minimum 10 years’ experience in property management.

  • Proven experience in managing people and teams.

  • Advanced knowledge of the property industry and financial markets.

Skills & Attributes

  • Strong leadership and team management capabilities.

  • Commercially astute with advanced business and financial understanding.

  • Ability to make high-level operational and strategic decisions.
